The AuCenter industrial site in Au-Wädenswil was built in the 1960s as a production site for telephone sets. The site is now to be put to a new use. The existing buildings are being demolished to make way for residential buildings and a school. Carbotech was entrusted with the pollutant analyses and the technical and metrological supervision of the demolition work.
The municipality of Au-Wädenswil had already decided in a referendum in 2019 that the AuCenter industrial site should be put to a new use. A residential neighbourhood is to be built on the site under the name AuPark. The existing buildings will be demolished for this purpose.
However, the construction period of the industrial building in the 1960s and the industrial production processes required an extensive investigation for classic building pollutants and use-related contamination. Extensive occurrences of classic building pollutants such as asbestos and PCBs as well as occurrences of use-related contaminated concrete surfaces were found.
As the site is being renovated in accordance with the “Swiss Sustainable Building Standard” (SNBS), this placed additional demands on the documentation and implementation of the renovation and disposal work in order to utilise as much deconstruction material as possible.
Through the in-depth investigation and file research, the development of detailed tender and work specifications as well as the close monitoring and control of the renovation and demolition measures, Carbotech was jointly responsible for ensuring the high goals and requirements for a sustainable and safe demolition of the industrial complex and the other buildings on the site.
